The Kingfield Neighborhood Association Redevelopment Committee had the opportunity to review the developer’s multi-unit housing proposal for 4207 Nicollet Avenue South, and the committee is holding a special committee meeting via Zoom to allow interested neighbors to learn about the project and ask questions of the developer, Alex Gese.
From the developer: Proposed is a five story, 82 unit building on the southeast corner of 42nd and Nicollet; currently home to Curran’s restaurant. Our goal in designing and developing the building was to recognize and adopt the principles of the City’s 2040 plan, which includes guidance for more housing density in this location, among others throughout the city. The building will consist of a mix of units ranging from studios to three bedroom units, with a current mix of 29 studios, 37 one bedrooms, 10 two bedrooms, and six three bedroom units. The developer supports the City’s new inclusionary zoning policy, and is working with the city to determine which of the various affordability options is the best fit,Â
In any case, we have a goal of delivering a building to the marketplace with rents that are more competitive than typical “market rate” buildings, in order to be financially accessible to as many people as possible. The building will have a community room and fitness/wellness facility, and possibly a small retail component aimed at providing a convenient food and beverage to-go service to both building tenants and the neighborhood. Construction is planned for a spring 2021 start, and late spring early summer 2022 conclusion. Architects are Tushie Montgomery Architects, and the building will be constructed by LS Black Constructors. Both are locally based companies.
KFNA knows that the community is currently very interested in affordable and increased housing options in our community. Although it would be the committee’s preference to hold this meeting in person, due to COVID safety procedures and a lack of meeting spaces open that will allow for social distancing at this time, this virtual meeting will need to suffice.
